Seal Coating
In order to keep your asphalt managed and in good condition, seal
coating is the answer. A sealer helps to protect the asphalt against
gas, oil, water, and ultraviolet rays. Since first and last impression
are always important, seal coating can benefit in many ways. A
beautiful dark black color will enhance a positive image. The darker
black the pavement is, the more heat it draws. Seal coating increases
flexibility by drawing more heat which helps it withstand traffic
without cracking. This procedure also protects your pavement from
penetration of oil and gas as well as reduction of exposure to UV
rays.
Preparation And Application
Before sealing the asphalt you should have all the holes and cracks
repaired. Oil spots should also be primed before applying the sealer.
The parking lot should be swept or blowed off before the sealer is
applied. The curing (drying) time for the seal coating surface depends
on the job and can take from 18 to 36 hours. During the drying or
curing time period, no traffic, use of sprinklers, or washing of the
seal coated areas can occur for 48 hours both prior to the seal
coating and 48 hours after the seal coating has been completed.

use DOT approved high traffic paint on all parking lots.
